The Contest: Provide floorplans for expansion/extension of an existing 3 floor townhouse .
The design help we are seeking is primarily spatial - Layout / Floor Plans of three floors - (the winning architect or designer may be asked to continue working).
IMPORTANT: Special attention is requested to specific placement of entryways/egress to both apartments, placement of stairways. The winning entry MUST provide proper thought and design of entryways, hallways and stairways.
The house will be a completely empty box with no internal load-bearing walls. The only thing that will be fixed is the facade and front entry door. (See photo)
Rooms, passageways, bathrooms, kitchens, stairways etc, and all the technical and mechanical infrastructure behind it will all be new.
The Primary Goal: To maximize livable space and bedrooms, considering the flow of air and light, following city codes, zoning, and environmental concerns.
The Primary Challenge:
The building is bordered on two sides by existing structures. The 2 homes will be long and narrow, so light and air are the primary concerns in making the space livable and inviting.
Structures (Windows, Doors, Airshafts, etc) may NOT be built into lot lines/sides of the house. However, light-transmitting materials (e.g. glass brick) may be considered for side walls, with the understanding that neighbors may build in the future.
The property is 16 ft x 100 ft (4.88M x 30.48M)
The existing structure is 16 ft wide by 30 ft (4.88M x 9.14M). It will be expanded in length by up to 26', arriving at a maximum total of 16 ft wide by 56 ft. (4.88M x 16.67M)
There is a "Garden" floor - slightly below street grade - and 2 full floors above (See attached photo)
Ceiling height in the garden floor is 7 ft. (2.13M) - this can be excavated, but at significant expense.
Ceiling height on 1st and 2nd floor is 8.5ft (2.59M)
The house will be completely gutted - all existing plumbing, electrical, HVAC etc will be replaced.
The attached document has some of my initial ideas and assumptions as well as building codes and requirements - It is most likely that the winning entry will be one that follows this guidance, ***but if you think you have a better idea, we would love to hear it.***
