The core layout and exterior look are already fixed; what’s missing is the technical depth that a building official will sign off on. Scope • Produce a full permit package—plans, elevations, sections, schedules, notes, code summary, and all relevant details. • Address the hillside conditions with stone retaining walls exactly where the grade demands them. • Coordinate any required structural information: I may have the footer engineering handled locally, so please separate that portion of your fee or flag what your team can provide. Deliverables 1. Stamped-ready PDFs and editable DWGs. 2. A clear revision schedule: first draft, review window, final issue. When you reply, outline your timeline from award to final issue and any milestones you prefer, plus samples of similar hillside or multi-unit work. I’m looking for accuracy, efficiency, and a straightforward path to permit approval. I already have site plan completed and should be approved this week, it shows retaining wall on it.
