I run several short-term rentals that operate in Colombia time, and I need an Airbnb specialist who can take full ownership of three key areas: • Dynamic pricing – I rely on PriceLabs in combination with Guesty, so each listing must be reviewed daily, adjusted to market shifts, and synced perfectly with Airbnb’s own tools. Your job is to keep occupancy high while protecting average nightly rate, using competitor signals and seasonality. • Guest relations – Every inquiry, booking change, or complaint has to be answered quickly in both English and Spanish. Tone must stay warm yet professional, with clear documentation inside the PMS. • On-platform property oversight – Calendar integrity, cleaning schedules, maintenance notes, listing health metrics, and dispute resolution all live in Guesty. Consistent, error-free updates are critical. I work exclusively through Airbnb, so deep, hands-on experience with its host dashboard, resolution center, and review system is non-negotiable. Fluency in both languages is equally important because guest volume is split almost evenly between U.S. and LATAM travelers.
