Project Overview: We are seeking an experienced commercial architect or designer to renovate and reconfigure an 8,100 SF, single-story commercial building, formerly a Family Dollar. The goal is to create 3 separate retail units, with a laundromat as the anchor tenant. Key Responsibilities: • Reconfigure interior layout for 3 retail units • Design a 3,500–4,000 SF laundromat • Modify the façade, including new storefronts, large display windows, and customer entrances • Prepare the design, drawings, and city permit applications for store awnings and signage • Ensure all designs comply with local building codes, ADA, zoning, and fire regulations • Perform site verification and coordinate with contractors, electricians, plumbers, and other trades • Coordinate layouts for plumbing, electrical, HVAC, gas, and other utilities, with special attention to laundromat requirements • Directly work with city departments, inspectors, and engineers to obtain approvals • Take full responsibility for responding to city plan-check comments, revisions, and resubmissions until permits are approved • Make all necessary design revisions at no additional charge until plans are agreed upon and permits are approved Deliverables: • Permit-ready architectural drawings, including floor plans and exterior elevations • Draft and revised overall layout showing unit divisions and exterior appearance • Visual concept or layout illustrating how the completed project will look • Support documents for city approvals Ideal Candidate: • Experience in commercial retail renovations and adaptive reuse • Experience with laundromats or utility-heavy tenant buildouts is a plus • Proven track record of securing city permits, including signage and awning approvals • Ability to coordinate with engineers, contractors, and city officials • Must provide examples of prior commercial projects that have received permit approval Timeline & Payment: • Project starts immediately • Payment structured in milestones tied to approvals: city permit, plumbing approval, electrical approval, contractor/building department approval Additional Notes: • Owner retains full rights to all drawings for construction, permitting, leasing, and future modifications
