We are completing the purchase of a property in Handsworth, Birmingham B20 2JD on 16 October and are looking for a structural engineer to help resolve a roof defect identified before purchase. The property is a c.1900 three-storey Victorian end-terrace with a converted loft. A visual structural inspection in July found a cracked and deflecting principal timber purlin over the rear wing. This appears to have redistributed roof loads and caused a continuous line of cracking through the rear wing (second-floor landing, storage room, first-floor rear bedroom and rear elevation). The report notes the movement has continued after previous repairs, found no evidence of foundation subsidence, and recommended an intrusive roof investigation before repairs. There is also a stepped crack on the party wall in the loft room. We would like an engineer who can: 1. Carry out the intrusive investigation of the roof structure 2. Design the repair and provide drawings, 3. Advise on Building control any party wall act requirement, 4. Inspect the works during and after the repair.
