Hi Alfred M., Last week I delivered a permit-ready industrial warehouse (steel frame + RCC foundations), and I’m confident I can handle this really well. i would like to know the below. - What is the site location and governing codes (IBC year, local fire code, wind/seismic zone)? - Do you have a geotechnical report and confirmed process/equipment loads (racks, cranes, mezz, HVAC) plus required clear heights? I think we should. - Use a standardized 8–10 m steel bay grid with modular bracing to cut cost now and keep future expansion simple. - Build a coordinated Revit BIM with clash checks and a tight drawing set + calc book to speed permit approval. Lets follow a plan like this. 1) I review your brief, site data, and codes, then share a short risks/opps checklist. 2) I block the site and floor plan for flows (loading, egress, fire), fix clear heights and crane paths. 3) I size members and foundations, run load cases, and deliver a priced preliminary set with calcs. 4) I finalize permit drawings and details, do QA, and hand over editable CAD/Revit and BOQ. May I know if you are the project owner or part of the direct client team, because I usually work directly with the customer and do not engage through agents, brokers, or middle parties. Hello sir, so i assume that you have another client and you looking for another freelancer to work it right? And this project i assume that its a factory with a warehouse and workshop? So this is what i can work for you 1. Full architectural drawings that consist of floor plan, sections, and elevation view 2.
