If you have done residential project(s) in California, preferably in Los Angeles County or/and are a licensed architect in the USA you can respond to this project and submit your proposal. If you have N O T done any residential project in California or/and are N O T licensed in at least one U.S. State within the U.S.A , please do N O T respond to this project bid. I need a draftsman/architect to create a blueprint of my small and simple custom yet modern home to be approximately 1200 sq/ft. I need you to be well versed in architectural and engineering designs and requirements in Los Angeles County, California, U.S.A. The subject property is served with a water well and will require its own septic system. Additionally the property is in a high fire hazard area. This project could lead to multiple other projects similar in nature and scope. Here are some of the expectations: One copy of a 11” x 17” planning set drawn to either architect’s or engineer’s scale that includes: 1) title sheet, 2) site plans, 3) floor plans, 4) elevations, 5) sections, 6) topo plans, 7) grading plans, 8) landscaping plans, etc. as applicable. 9) Structural plans 10) Electrical plans (applicable if you are an electrical engineer, fee to be negotiated separately) 11) Plumbing plans (applicable if you are a plumbing engineer, fee to be negotiated separately) 12) Mechanical plans (applicable if you are a mechanical engineer, fee to be negotiated separately) Depict the following:  Site Plan Project Address and Assessor’s Parcel Number(s), Sheet Number(s), Vicinity Map, Date, Revision Number(s), Scale, North Arrow, Dimensions, Scope of Work, Streets to the centerline, On-site access roads, Septic and well locations, Oak trees, Setbacks, Fences, Bike/Vehicle parking, Vehicle back-up, Landscaping, Driveway widths, etc. as applicable.  Floor Plan Label all rooms, Dimensions, Existing v. Proposed square footage by floors.  Elevations Label the maximum height, Materials, Finishes, depict fences/wall/gates, Natural v. Finished Grade
