Project Title: 9,000 SQFT Mixed-Use Pole Barn Project Description I am seeking a qualified engineer to provide structural and mechanical plans for a 150' x 60' (9,000 sq. ft.) post-frame building on a concrete slab. This is a multi-functional building featuring warehouse storage, professional office space, and individual flex-warehouse rental units. Architectural Layout & Scope The building is divided into two primary zones: 1. Two-Story Warehouse & Office Wing (60' x 70' Section) First Floor: Open warehouse storage with one bathroom. Heating: Ceiling-mounted gas unit heater. Second Floor (Loft): 30' x 30' interior second story for professional offices and one bathroom. HVAC: Requires a full, dedicated HVAC system (Heating/Cooling). 2. Flex-Storage Rental Units (80' x 60' Section) Divided into four (4) 20' x 60' individual units. Each unit must include: A private bathroom. A dedicated ceiling-mounted gas unit heater. Required Engineering Deliverables Structural: Full framing plans, post-embedment depths, and truss specifications for a 150' span. Loft Engineering: Structural design for the 30' x 30' office floor (including live load calculations). Mechanical (HVAC): Design for the office HVAC system and placement/venting for a total of five (5) gas ceiling heaters. Plumbing: Rough-in and drainage layout for a total of six (6) bathrooms across the facility. Permit Package: Stamped Architectural plan, Structural Plan & MEP Plan compliant with Hamilton County, Ohio building codes. Timeline: 2-3 weeks
