Project Overview Complete NFPA 13D fire sprinkler system design for an owner-occupied single family dwelling in Linn County, Oregon. Project consists of a 1950s original wood frame house (2,153 sq ft) with a new 3-story ICF addition (980 sq ft per floor, 2,940 sq ft total). Main floor of existing house is open to addition main floor — no fire separation. Total protected area approximately 5,093 sq ft. Non-fire-separated attached garage (600 sq ft) — designer to advise if coverage required under 13D. ________________________________________ Construction • Existing house: 1950s wood frame, crawlspace foundation, and accessible unconditioned attic. One bedroom has vaulted ceiling (shown on drawings). All walls and ceilings are flat drywall throughout except vaulted bedroom. • Addition: New ICF construction, 3 stories — basement (7 ft ceiling), main floor (8 ft ceiling), second floor (8 ft ceiling). All walls and ceilings flat drywall throughout. • Designer should note transition between construction types on main floor loop run. • Floor plans (existing house and addition) provided as PDF with dimensions ________________________________________ Water Supply & Fire Pump Assembly • TALCO-FEMA2 listed fire suppression assembly: 250-gallon tank, 1.5 HP pressure-triggered fire pump, 240V/30A controller • System to be located in basement of addition • Domestic water connection maintains tank level via well supply (13 GPM sustained yield) • Fire loop is pre-pressurized; pump activates on pressure drop indicating sprinkler activation • Backup power: 20kW Generac automatic standby generator on transfer panel • Double check valve between domestic supply and fire loop ________________________________________ System Type Multipurpose wet pipe system. Fire loop serves sprinkler heads throughout and two toilet fixtures to maintain water freshness and eliminate stagnant dead ends: • Toilet 1: 2nd floor addition master bath (loop terminus, highest point) • Toilet 2: Existing house far-end master/MIL bath (main floor loop terminus) ________________________________________ Piping Layout • Main riser: Basement (TALCO unit) up through floor assembly to main floor • Main floor loop: Runs through addition main floor ceiling and transitions to 1950s attic, completing a full loop serving entire main floor of both existing house and addition. Main level toilet taps off loop at far end of existing house. • 2nd floor branch: Rises from main floor loop at addition end, runs through addition 2nd floor ceiling/attic space, terminates at master toilet • Pipe routing is primarily through 1950s attic (unconditioned) and addition ceiling/attic spaces — designer must address freeze protection for attic runs per applicable standards • All penetrations (floor sleeves, wall penetrations) to be specified by designer. ________________________________________ Pipe Material PEX (fire-rated, listed for fire suppression) preferred. Fire-rated CPVC is acceptable if required to satisfy code. ________________________________________ Sprinkler Heads Recessed pendent residential listed heads, commonly available and economically sourced in USA. Designer to specify head selection appropriate for flat drywall ceilings and vaulted ceiling bedroom. ________________________________________ Deliverables Required • Sprinkler layout drawings for all floors and attic spaces (floor plans and dimensions provided by owner in PDF format) • Hydraulic analysis and calculations required for permit issuance. • Water supply analysis confirming TALCO-FEMA2 assembly with 250-gallon storage meets 13D demand. • Freeze protection specification for attic piping runs • Complete install specs sufficient for permit approval by Linn County Building Department (AHJ) and witness test by local fire district • Minimum and recommended system pressure/flow at riser with buffer • Note in submittal: PE or NICET stamp may be required by AHJ — designer to advise if they can provide and at what additional cost ________________________________________ Timeline Saturday delivery — firm. Draft layout required by Wednesday/Thursday for owner review. Final permit-ready package by Saturday. Do not bid if you cannot meet this schedule. ________________________________________ Budget Up to $750.00 fixed price. Up to additional $200.00 if PE stamp is included. Milestone payments: 50% on approved draft layout (Wednesday/Thursday), 50% on final package (Saturday).
