I own a 42 ft × 60 ft corner plot fronting a 40-ft road on the west and a 30-ft road on the south in Pulivendula, Andhra Pradesh – 516390. My goal is to turn every square foot of that footprint into income-generating space by creating rows of compact retail shops, each between 120 sq ft and 150 sq ft. Depending on demand I’ll build two floors now and keep the structure ready for a possible third floor later. Key requirements you must respect as you lay out the plans: • Shop type: Retail only, no office or mixed-use units. • Amenities: One set of common restrooms per floor; no individual toilets and no other shared facilities are necessary. • Parking: There will be no dedicated parking area, so circulation and access need to work entirely from the two abutting roads. • Efficiency: I do not want to lose a single square foot to non-revenue space beyond the absolute minimum needed for corridors, staircases and restrooms. Because local approval hinges on both VUDA and Andhra Pradesh building norms, the drawings have to reflect the current setback rules and FAR limits for a commercial plot of this size in Pulivendula. Deliverables I’m expecting: 1. A site utilization study showing maximum shop count per floor. 2. Detailed floor plans, elevations and a basic structural grid that allows me to add the third floor later. 3. A quick 3-D massing model or rendered perspective so I can show potential tenants what the finished block will look like. 4. An area statement listing carpet area vs. circulation/service area so I can verify there is virtually zero wastage. If you have handled tight, zero-lot-line retail blocks before and can design around the absence of parking, your proposal will stand out. The project should fetch me maximum returns with minim returns and budget for planning is 2k-10k
