I’m ready to move my townhouse development to the next stage and need a skilled architectural drafter who understands Australian Standards, local planning codes and—most importantly—Clause 55. I already have preliminary drawings that outline the overall massing and layout; you will refine these into council-submission-ready documentation with a clean, modern aesthetic. The scope centers on three key drawing sets: • Floor plans that satisfy Clause 55 room-size, overlooking and daylight provisions • External elevations that express a distinctly modern style while remaining practical for construction • A coordinated site plan showing setbacks, private open space, parking, services and landscaping in line with ResCode requirements Please use my existing PDFs/CAD as the base so we keep all critical dimensions and site constraints intact. Layer naming, line weights and notation should comply with typical Victorian council lodgement expectations. Deliverables will be issued in both editable DWG and print-ready PDF. I’ll review each package against Clause 55 objectives; final payment is released once the set is accepted for lodgement with no non-compliance items flagged by council pre-assessment.
