Real Estate Project Study.

The owners of a residential property and a mixed-use lot in the Northern Beaches area, are looking to evaluate a range of options and would like assistance structuring existing ideas into a Real Estate Project Analysis Study. Task A study and associated financial analysis for the alternatives options for the redeveloping of existing residential and a mixed-use lot of approximately 1,700 square meters. The study will be a working document for the owners and their only. The study will not be issued to other parties or organizations. Disposal and Development Options • Retaining properties as is. • Selling the properties as is, as a single block or as individual lots, • A ‘Boarding House’ development. • A joint development or separate projects on each property. • A medium density residential project incorporating an affordable housing component. • Any other possibilities. The optimum development will be a medium density four level building over a basement carpark containing between around 45 to 50 apartments on a combined site. Scope and Form of the Study. • A written and illustrated report, based on a scope and contents agreed with the Owners as the study task progresses. • Regular meetings with the Owners and their advisors during the investigation and the business analysis stages to review and agree on requirements of the Study. • Preliminary initial information will be provided by the Owners on the existing properties, the zoning, and planning requirements and relevant comparable projects in the area • Research of similar developments in the locality. (the owners are aware of a number of relevant projects in the area). • An investigation of a range of possible development on the lands including Financial Analysis of the preferred options • Recommendations and Conclusions. Author Skills. • Business focus. • Property professionals and companies such as Architects, Planners, Real Estate Agents, Builders, Project Managers, Property Development organization would not be appropriate or suitable to prepare the Study. • The Study would be used in future discussions with the development industry if the project proceeds to the next stage.
