PLEASE SAY / DESCRIBE YOUR EXPERIENCE WITH ADVANCED EXCEL MODELING FOR REAL ESTATE ACQUISITIONS IN YOUR INTRO. THIS IS NOT M&A, or FP&A. Hi - I need you to be the super Excel user and lead modeler to collaborate with me to create an acquisition model template over the next 2-4 weeks. The template is for US manufactured housing acquisitions, sometimes referred to as mobile home parks, but it's much more advanced than that. The business plans and the real estate itself is very simple, however the model and flexibility required is more advanced than anything I've created before, which includes billion dollar developments in NYC. I'd consider myself an 'advanced' modeler with experience across most real estate sectors, but not the super advanced Excel power user like you! I think this will take about 2-3 weeks full time of 40+ hours/week, then a lot of testing and quality control trouble shooting for a few weeks. I have about 4-6 hours/day randomly to jump in throughout the day/evenings around my day job, but very available for quick calls/messages/Video calls with screen share. I plan to do some screen sharing with you a few hours a day to review and talk through what I need. I have a template that's about 60% there, but a lot of quirks to figure out for scenarios. This is generally a core / lease up / value-add model, not ground up development. If you've worked on real estate models around multifamily or residential, you'll probably have an easier time grasping the scenarios I'm trying to cover.

My portfolio includes property spreadsheets covering purchase costs, rent, empty units, loans and monthly reports. This is related experience that I can bring to improving your existing spreadsheet for buying US mobile home parks. Relevant examples include an apartment spreadsheet that brings purchase, rent and loan details together; a property planning spreadsheet that checks whether income can cover loan payments before paying the owners; and a property reporting file for comparing charges for shared expenses, taxes and insurance with the amounts due. I would start by reviewing your current file with you and identifying which situations need extra work. Then I would make it easier to change rent, costs, loan details and the time needed to fill empty units, and see how those changes affect the money coming in and going out. I would check that the totals agree and that results still make sense when dates or estimates change. We could review the file together by screen sharing, with clear labels and short notes so you can follow the changes. My portfolio examples cover related property work, rather than a confirmed past mobile home park purchase project. Which two or three situations are hardest to handle in your current file? P.s I used AI to help prepare this proposal. With AI support, I can also offer these solutions in Python, managed through a private internal web page, at competitive prices.

Hello!⚡ Real estate acquisitions modelling is my background: core, lease-up and value-add underwriting with monthly cash flows, debt sizing, waterfalls and exit valuation. Not M&A, not FP&A. I recently rebuilt an acquisition template for residential rental assets, scenario-driven, with unit-level lease-up and a clean audit trail. How I would work with you: 1. Keep lot rent and park-owned home income on separate tracks throughout, since they carry different expense loads and are valued differently at exit. 2. Model occupancy pad by pad so infill and lease-up ramp honestly instead of as a blended percentage. 3. Utility billback as its own line with its own ramp, since recovery is usually the biggest lever after rent itself. 4. One scenario switch driving every assumption through INDEX, so cases swap without anyone editing formulas. 5. Structure interest off opening balances so the file never needs iterative calculation, which is where most acquisition models start misbehaving. 6. A live check row, sources against uses, balance ties, cash never negative, so quirks surface the moment they appear.. Thanks. Hassan

Hello, Adam from New Jersey here. My experience is real estate acquisition modeling, not M&A or FP&A. I build underwriting models for property acquisitions, core, lease-up and value-add, with the scenario flexibility that manufactured housing needs: unit mix and lot rents, occupancy and lease-up curves, expense ratios, value-add capex phased against rent growth, debt sizing, refinance, and a returns waterfall to IRR and equity multiple. I have worked across residential and multifamily, which map closely to the scenarios you are covering. With a template already 60% there, the work is really about the quirks: making the scenario toggles behave consistently, so one assumption change flows cleanly through occupancy, revenue, debt and the waterfall without breaking, rather than rebuilding. That is exactly the super-user modeling I would bring. How I would proceed: 1. Review your current model and map where the scenario logic breaks or gets fragile. 2. Rebuild the fragile parts on clean, flexible drivers, so a single input flows through correctly. 3. Add the missing scenarios and stress-test them against edge cases. 4. Quality-control pass, tying the outputs back so every number traces to its driver. I have solid daily overlap with US hours and am comfortable working alongside you on screen share through the build, as you described. My rate is $15 per hour. Happy to go through your current model and the scenarios you most need to nail. Thanks, Adam.

Serdar here from The Colony. What makes MHP models awkward compared to multifamily isn't the real estate, it's that you're modelling two revenue streams with different behaviour on the same asset. Lot rent is the stable base, but home rentals, home sales and infill each have their own timing, capex and conversion logic — and a value-add plan usually involves shifting the mix between them over the hold. Most templates handle one cleanly and bolt the other on, which is where the quirks you're hitting tend to live. The other one specific to this sector is utility reimbursement. Direct-billed versus submetered versus master-metered changes both NOI and the expense ratio a buyer underwrites to, and if it's modelled as a flat expense line the value-add case understates itself. On approach: for something you'll run many deals through, I'd push the scenario logic into a single driver block rather than scattering toggles, so a new business plan is a column rather than a rebuild. That's usually what separates a template that survives twenty deals from one that gets rebuilt every time. Questions: Q1 – Does the model need to handle POH conversion to TOH over the hold? Q2 – Single-asset, or portfolio roll-up with entity-level waterfall? Q3 – Is the existing 60% template structured as a template, or built around one deal? Best, Serdar

Hey--------------->>As per the description, I have excellent experience with advanced Excel modeling for real estate acquisitions, having worked on core, lease-up, and value-add scenarios across multifamily and residential sectors, building flexible templates that hold up across shifting assumptions rather than breaking on edge cases. For manufactured housing, I would work directly from your existing 60% template, stress-testing the scenario logic first to find where the quirks actually break, then rebuild those sections with cleaner dynamic assumptions and proper sensitivity flexibility, keeping everything screen-share friendly so we can walk through changes live as we go. Do you want the underlying formulas kept as close to your current structure as possible, or are you open to restructuring the model architecture if it makes it more flexible long term? Also, are the scenario quirks mostly around rent roll and lease-up timing, or more on the debt and returns side? Plesae ping to discuss the requirement timeframe and the budget also. Thanks!!!

On experience: I've built flexible acquisition models for real estate operators, including scenario switchboards for lease-up and value-add strategies and debt-sizing engines that stay stable when leverage is tied to DSCR, which is usually where "flexible" models start to break. My hunch on your quirks: most scenario flexibility problems in models like this come from mixing circular debt calculations with scenario toggles. Once a template needs to switch between core, lease-up, and value-add assumptions in one file, that circularity either needs careful iterative calc settings or a cleaner switchboard structure so scenarios stop fighting the debt math. That's usually the fix, not a rebuild. I'd keep your existing 60% template rather than starting over, since you already know it, and rebuild just the scenario-handling layer around one switchboard instead of logic scattered across tabs. Quick question: are the quirks mostly in how scenarios interact with the debt/waterfall side, or somewhere else, like unit mix or lease-up timing? hourly at $20, with daily availability for the screen-shares you described. Hello, In manufactured housing acquisitions, standard multifamily models fail because they ignore the split between Tenant-Owned Homes (TOH) lot rent and Park-Owned Homes (POH) rent, along with dynamic RUBS recovery. The common failure mode is circularity when sizing debt against dynamic CapEx. The true core is a modular cash flow engine that cleanly isolates home CapEx from park-level operations, ensuring dynamic occupancy ramps scale without breaking formulas. For reference, see underwriting frameworks on adventuresincre.com. I will hand over an audited, formula-protected template, a scenario dashboard, and a video walkthrough detailing the logic of every dynamic array. I will: 1. Audit the 60% template to isolate circular references. 2. Rebuild cash flows with dynamic timeline arrays and automated RUBS. 3. Integrate GP/LP waterfalls and scenario toggles. 4. Run stress-testing, QC audits, and deliver. How do you model POH-to-TOH conversions? Are we sizing debt dynamically based on a debt yield constraint that changes with the CapEx infill schedule? Best, Daniel

I have experience building advanced Excel models for real‑estate acquisitions, especially in residential and multifamily scenarios where core, lease‑up, and value‑add strategies drive returns. I’m comfortable structuring multi‑sheet logic, scenario toggles, detailed cash‑flow modeling, and troubleshooting complex formulas — the same skills needed for manufactured housing acquisitions. I can collaborate with you daily over the next 2–4 weeks to refine your 60%‑complete template, fix quirks, expand flexibility, and ensure the model is clean, stable, and easy to audit. I work well with screen‑share sessions, quick calls, and iterative testing. As a new freelancer, my goal is to gain trust and deliver high‑quality work, not chase money. I also collaborate with my husband, an IT professional with Microsoft experience who regularly works with complex Excel and Power BI models — adding extra confidence for large‑scale modeling. I’m ready to help you build a polished, flexible acquisition model for manufactured housing deals. Thank you Geetanjali Rani
