I am a General Contractor and Roofing Contractor in Florida. I specialize in replacement of roofs which have suffered hail or high wind damage.
Please read through the documents I attach so that you can get a feel for what we offer. I am hiring you because though I speak well at meetings I have difficulty writing professional yet warm, concise, persuasive, copy.
The treasurer on the Board of Directors at this condominium has politely refused to listen to me offer. A friend he has coffee with recommended me. Still he won't meet and listen to my offer. The property manager has agreed to present the entire board of directors with my offer, which will prevent this single member from shutting my efforts down.
The high points: Boards are responsible for to file claims when necessary. The insurance premiums have been paid, now let them pay to have damage restored. Boards are liable if they ignore the recommendation to file a claim. Prior to filing, the board must conduct a thorough investigation about whether or not a claim ought to be filled. They must not send up their normal handyman who knows how to patch the roof. He has missed the damage already. He will tell them the roof looks ok.
The roof must be inspected by a specialist. I am a specialist.
This place has roofs which are already several years old. It would be great if I found damages which would trigger property insurance coverage and we could get them replaced! Most condos experience lower premiums once the risk underwriter takes into account that the roofs are brand new!
I don't know if their roofs will leak in the next year or two. I fear they will not last the intended life span. I'll bet the hail damage they have has taken 6-8 years off the serviceable life expectancy of those shingles. Often I will use the illustration, "Those big tires on my truck are supposed to last for 50,000 miles. When I only get 35k-40k it really hurts my pocket book.
I am selling in stages: Right now I am selling the Hail Damage Inspection. I want them to allow me to come out with a ladder and a camera and carefully inspect the shingles.
Help me get on the roof. Please review what I wrote on the attachments. But, keep in mind, this letter will go to the Board of Directors for Fairways at Royal Oak. I don't mind if you use pain words like leak, liability, assessment... I want them to be motivated to have me perform the inspection.
