In August 2024, a CCJ was placed on my credit record after I left a flat two months before the end of the contract. I had lost my job a couple of months prior, and I found it extremely difficult to secure new employment or receive Universal Credit support. In mid-April 2024, I had a face-to-face conversation with my landlord to ask if I could leave at the beginning of June 2024. He said there should not be a problem, but that he would need to confirm this with the agency. Following this conversation, I spent several weeks chasing both him and the agency for an update. The agency made very little effort to re-market the flat; over six weeks, there were only two viewings, and those only occurred after I repeatedly followed up. I also consistently offered to take new pictures of the fully furnished flat, but they seemed unwilling to make the effort. As I was unable to get any reassurance, and because my landlord did not stand by what was discussed, I decided to leave the flat. I also left a sum of £1,750 to cover any potential additional charges. Despite the lack of support from both the landlord and the agency, a court claim was issued against me. I was not aware of this until February 2025, as I had been outside the UK for much of that period and did not have a permanent address. Once I became aware of the issue, I submitted an application to Croydon Court to have the CCJ set aside. A hearing took place, and I was asked to provide supporting evidence, which I did. However, in October, I received a letter stating that my application had been dismissed, without any explanation. I attempted to follow up several times but received no response. About a month ago, a lawyer who appears to be handling this matter contacted me via email. I would like to know whether your firm can represent me in this case, as I strongly believe that I should not be liable for these charges. If you can assist with this, please let me know and we can arrange a video call to discuss the matter in more detail. If not, I would greatly appreciate it if you could recommend a firm with a similar approach that can also support me with this case. Kind regards, Yam

Dear Yam, I’ve handled tenancy and contract disputes involving default judgments, including CCJs entered without proper notice. Your timeline suggests two strong angles: lack of effective service while you were abroad, and a credible defence based on the landlord/agent’s failure to mitigate loss after your early surrender. I would approach this in two steps. First, move to set aside the judgment again on solid grounds, focusing on service, promptness once you became aware, and a real prospect of defending the claim. Second, prepare a tight defence showing your efforts to agree an early exit, the agent’s minimal re-marketing, and the funds you left to cover any shortfall. If needed, we can also explore negotiating a consent order to remove the CCJ in exchange for a commercially sensible resolution. You’ll get a clear plan within 24 hours of reviewing your documents. Risk-reversal: if the initial strategy and draft application don’t give you confidence, you don’t pay for that phase. I keep communication concise and proactive so you’re never guessing the next step. If you share the tenancy agreement, correspondence, and court papers, I can map the next move quickly and arrange a call. Regards, I can start immediately.

Dear Yam, I have carefully reviewed your situation regarding the CCJ and the surrounding tenancy dispute, and I am confident I can assist in challenging the judgment effectively. Your case raises key legal issues, including improper service while you were outside the UK, strong grounds for setting aside under the Civil Procedure Rules, and the landlord/agent’s apparent failure to mitigate loss despite your cooperation and advance payment. The dismissal of your previous set-aside application without explanation is also procedurally concerning and may justify a renewed application or appeal. With the right strategy and supporting evidence, there is a credible basis to reopen the matter and defend the claim on its merits. I can provide: Strategic review and case assessment Preparation of a renewed/appeal application to set aside the CCJ Analysis of tenancy obligations and mitigation failures Engagement with the claimant’s solicitor to pursue resolution Representation through hearings, if required I focus on precise legal drafting, strong procedural arguments, and practical outcomes. I am available for a video consultation and can begin reviewing your documents immediately to progress this without delay.

Hi Yam, I can assist you in challenging the CCJ and representing your interests in this matter. Based on what you’ve shared, there appear to be reasonable grounds to review both the original claim and the dismissal of your set-aside application—particularly given the prior agreement with your landlord, the lack of re-marketing efforts, and the fact that you were unaware of the proceedings due to being خارج the UK. I can help you: Review all correspondence and evidence to assess the strength of your case Advise on the best legal strategy, including a renewed application or appeal Prepare clear, persuasive documentation to support your position Communicate with the opposing party or their legal representative on your behalf If you’re available, we can arrange a video call to go through the details and next steps. I’m confident we can build a strong case to challenge this outcome. Kind regards, SJ

Hi there, I’m a registered solicitor. It sounds like you’re dealing with a CCJ tied to an early tenancy exit, and you’ve already attempted a set-aside that was dismissed without clear reasoning. I have 20+ years of experience in contract disputes and landlord-tenant matters, including cases involving judgments and post-judgment relief. * Review tenancy agreement and communications with landlord/agency * Assess grounds to challenge the CCJ or reapply to set it aside * Draft response or correspondence to the opposing solicitor * Organize your evidence (payments, messages, timeline) * Advise on next legal steps and possible defenses I’ve handled similar cases where tenants disputed liability after early termination and unclear landlord actions. Was the tenancy agreement in your name only, and do you have written proof of the landlord’s consent to leave? I look forward to working with you. Best Regards, Lewis Jones

Hi, I’ve reviewed your situation carefully. Your case is not weak—in fact, it appears your previous application may not have been presented strongly enough. There are two key legal grounds we can rely on: The claim may not have been properly served while you were outside the UK, which can make the CCJ invalid. You have a real prospect of defending the claim, particularly because the landlord appears not to have taken reasonable steps to re-let the property. I specialise in preparing UK-style CCJ set-aside applications, witness statements, and defences. While I don’t represent clients directly in UK courts, I help you build a strong, court-ready application that you can file yourself or through a solicitor. If you’d like, I can prepare a fresh application and supporting documents tailored to your case so you have the best possible chance of getting this CCJ removed.

Hello, I am a legal consultant specialising in CCJ disputes and debt claims. I will review your case files, the court’s dismissal letter, the lawyer’s email, and your evidence of job loss and the landlord’s lack of cooperation, then provide you with a detailed action plan: either a fresh set-aside application with drafted grounds, or a referral to a specialist litigation solicitor who offers a fixed fee and payment plan. My service costs £150 for the full review and written advice, plus a list of three recommended firms in the Croydon area known for successful CCJ removals. I can also help you draft a formal complaint to the court about the lack of explanation. I have assisted 30+ individuals in similar no-fault CCJ situations, with most either set aside or satisfied without increasing their credit score damage. Let me know if you would like to proceed with the review – I can turn it around in 2 days. Best regards.
