I need a web site developed for my brokerage company. On a high level, the site needs to function similar to [url removed, login to view] of Century21.com. The site will have a complete database of active properties updated nightly via a RETS server ([url removed, login to view]), very good search function to find properties for sale, integration with Google Maps, Members only content, save custom searches for members and email them daily updates, must be "pretty," integrate with our CRM via an api or webforms. Basically, check out [url removed, login to view] and you will see the functionality and general feel I am trying to accomplish.
I want clean, well documented code. Please use html, css, , php, ... I am open to suggestions on why a particular language would be preferable. My major concern is compatibility and I notice lots of site functionality is implemented with php.
I would like suggestions from my developer on ways to streamline the development. I am sure there are applications I can buy that will allow my to not have to develop all of these functions from scratch and I am very open to doing that.
I require assistance setting up the hosting and making the site functional.

Additional to the requirements-
Please note that in addition to the nightly pull of all data to the database, when a user clicks on a property, the Site should do a live data pull from the RETS server for must current data.
Please note that the metadata for the new RETS server will not be released until early March. The particular fields will be known then, but up until then, you can go off of assumptions of what will be available to start development. This will include data such as address, price, bedrooms, bathrooms, squarefootage, short sale, ...
When someone pulls up a property they shouuld be a link to find similary properties. It will bring up a search window that +-X bedrooms, +-X bathrooms, +-X total square footage, +-Xfinished square footage, match home type y/n, in the same subarea y/n, in the same zip code y/n, in the same area y/n.
At various points throughout the site it should support placing a ? symbol that when clicked will bring up a window that describes the function. This will NOT be a pop up but a box similar to what happens on [url removed, login to view]
Attached picture is an example only and not the final version... but close. Please note that coder will be given images of designs and most in .ai, .eps, .pdf formats. Coder is responsible for implementing the artwork on the site.
Final product will be deployed on a Windows Server 2008 R2 Web Edition computer.
