I prepare a properties development feasibility based on complicated drivers and cash in/out's schedule (S-Curve). The module includes full financial reports with all the elements of Business Plan like financial ratios and valuations (IRR, NPV and other methods). The module takes the construction/ renovation costs, and other expenses VS the revenue, and creates a P&L, BS and cash flow including mortgages & depreciation calculation. That module can calculate the cost per unit based on its schedule plan. About me: I am a financial specialist and guru in Excel. I come up with creative and sophisticated financial modules in a simplified and logical manner including explicit assumptions, drivers, statements, valuations, proper sensitivity analysis, scenarios and dashboards that are easy to understand by the investors. I served as CFO, Controller, and Chief Accountant at global parent companies, and I have an excellent experience in accounting, consolidating, forecasting, budgeting, cost, and financial reports.
