Here’s what I expect you to take off my plate: • Tenant management: advertising, screening, leasing, and routine tenant communication. • Rent collection: online payments, late-fee enforcement, and clear monthly owner statements. • Maintenance & repairs: scheduling qualified trades, handling after-hours issues, and keeping me updated on any larger capital needs. To make the partnership smooth, I’m looking for someone licensed in Alabama, familiar with Jefferson County regulations, and comfortable working with modern property-management platforms such as AppFolio or Buildium. Transparency on fees and itemized reporting are must-haves.
