I’m assembling a small pipeline of undervalued, distressed and bank-owned single-family or small multifamily homes that can work for flipping, long-term rentals or modern co-living. I need someone who can do two related things: • Hunt: Actively search public records, auction calendars, MLS data, PropStream, Zillow, Redfin or any reliable source to uncover fresh foreclosure and pre-foreclosure opportunities within my target zip codes. Focusing on properties within a comfortable commuting radius to colleges, universities and major hospitals is essential because these areas support steady demand for all three strategies. • Evaluate: For each lead—and for a handful of addresses I will supply—you’ll run a quick but defensible analysis. I expect estimated ARV, conservative rehab costs, recent comparable sales, likely rent range, projected cap rate and a brief exit recommendation (flip, rent, co-living or combination). Past work that shows you have spotted winners before, the experience you bring with specific research tools or direct investing, and a short outline of how you will tackle the search will help me choose quickly. Required deliverable for each lead (share in a simple spreadsheet or Airtable): 1. Full property address and ZIP code 2. Asking price or expected offer range 3. Your estimated ARV with at least three recent comps (same bed/bath count, similar square footage, ≤ 0.5 mi radius) 4. Estimated renovation cost broken down by main line items 5. Photos or links that justify the renovation estimate 6. Days on market or lead source notes (e.g., “pre-foreclosure”, “expired listing”) 7. Contact details for the seller or listing agent, if available 8. Your quick analysis of expected profit margin in dollars and percentage Acceptance criteria: • Every submission must show ≥ 20 % projected ROI after rehab. • Comps must be within the last six months. • Renovation budgets over $40 k for a 3-bed/2-bath will be flagged for review unless the ARV spread is exceptionally high. I plan to test with an initial batch of 10 qualified leads. If the numbers prove out, we’ll move to ongoing weekly sourcing. If you’re ready to mine the data and think like an investor, let’s talk.
