Source list (county recorder, assessor, court docket, etc.) and the date each record was pulled, to confirm currency. Accuracy and turnaround matter more than volume. Most searches run through widely used tools such as DataTrace, TitlePoint, Netronline, or direct county websites; feel free to rely on whichever platforms you already trust, provided every citation can be verified independently. Deliver completed reports in searchable PDF format within the mutually agreed deadline—typically 24-48 hours per property unless otherwise stated.
