I’m ready to move from ideas to drawings for a modern home that comfortably fits four bedrooms while still feeling bright, spacious, and connected. The aesthetic I like sits firmly on the “Modern” side of the spectrum—clean lines, plenty of natural light, and materials that look current without being cold. The layout must follow an open-concept philosophy. I picture the kitchen, dining, and living zones flowing together, with visual cues rather than walls defining each space. Private areas—bedrooms, a study nook, and bathrooms—can branch off, but I don’t want any part of the main living core walled in. Plot is 30ft-40ft (29.6ft x 39.6ft) West facing plot GF already built, as per the attachments Plan should compliant with Hubli-Dharwad Corporation guidelines, slight extensions is ok Looking for FF and SF Duplex as per Vastu compliant Here’s what I need from you: • Scaled floor plan showing the full four-bedroom arrangement, open living area, and logical circulation • Preliminary elevations that capture the modern feel (flat or low-pitch rooflines, generous glazing, minimal ornamentation) • A simple 3D massing or model view so I can better visualize volumes and light I’m flexible about software—AutoCAD, Revit, SketchUp, or similar all work—so long as the files are easy for me to pass to a local architect for permitting later. If you have questions about local code or setbacks, flag them early and I’ll provide whatever site data I have.
