Database Creation - Property Company2

Fairgreen development is a property firm, that identifies homes below market value and strong value for its clients. The business is expanding, and as part of this expansion the current excel sheets being used to monitor, costs and income for each house needs to be expanded further. For this reason, there is need to create a database that will store the above information but also act as keep a database of suppliers and also let me look at doing analysis. I have created a high level entity diagram that will require further refinement and analysis and I will work will the selected freelancer to refine. For ease I have also attached an access dummy database that helps contextualise what needs to be completed. Going forward the database will need to integrate with a web front end ([login to view URL]) and have access levels for differing clients to see different reports. The database should be made with this in mind however it is a phase 2 of the project I have tried to undertake this project for the third time and so prior to awarding the project keen to speak to the team/individual completing the work ------------------------------------------------------------------------------------------ This was shared with the last freelancer who won the project There are two parts of the database they are Tracking the position of all the houses, this includes capturing all expenses/income generated within the house Undertake & capture property analysis on auctions, looking at the price of the auction and understand the maximum value we should look at the property. I have gone into a bit more detail on the functionality of each element below 1. House Position inc clients (Example to be [login to view URL]) For houses owned (Clients & Company) houses individual spreadsheets are kept, these hold Static data on the house, (Such as: purchase price, owner) Income on the houses Cost with the house (the database should also act as a CRM database for workers/labourers so that we can understand the amount of money spent with a particular contract) This database needs to also capture the details of the person renting it, so we can understand how long they have been at the house As there are multiple owners there is a financial government tax impact, so we should be able to pull reports that detail overall income generated over a period by owner & by house 2. Auction Analysis (Auction House London 22 [login to view URL]) There are multiple auctions that are undertaken within UK that analysis is undertaken and presented to clients to show properties with potential high yield % returns or ones that can be re-developed and sold on to generate value Capture details of the auction (Auction House & date) Capture details of all the property as initially provided by the auction house (i.e. Address, property classification guide price) Split out the Sq ft of the house, and the number of bedrooms, reception rooms. To allow future trending Inclusion of potential development costs Details on the potential revenue being generated from rent & Sales Determination of the overall value, by including stamp duty From the GUI perspective there needs to be a few screens to be able to updated (an more I imagine) Revenue/Costs per house Add new clients/house owners Add new vendors/workers/labourers Add new tenants Update house information such as tenants Do all the house auctions information Reports on revenue streams House income/costs Individual income/costs across their portfolio over a time period I hope that makes sense, an once again apologies it took so long to get this through to you Thanks
