Looking for 2 Acquisition Coordinators 3 Lead Managers, 2 Acquisition Managers, 1 Dispositions Managers, and 1 Transaction Coordinators. I am looking for Acquisitions Coordinators who can use Propwire, Prime Tracers, and County Recorder's Office for finding qualified leads through Propwire, Prime Tracers, Zillow, and Redfin for 3 comps and the ARV. The Acquisitions Coordinators will each find 5-8 qualified leads a day and add them to the Podio CRM. The Lead Managers will be responsible for cold calling the qualified leads and will schedule an appointment through a phone call and if possible, a Zoom call for a deeper discovery and a virtual property walkthrough using Fathom. The Lead Manager will then update the qualified leads in the Podio CRM to warm. The Acquisition Managers will use Fathom to "read between the lines" and handle objections. The Acquisition manager will build deep rapport, walk through the property virtually using Fathom, and get a signed contract using Dotloop. Virtual Walkthroughs will be needed to watch the recording to catch repair issues the seller might have glossed over (like a small water stain on the ceiling). They use the transcript to review exactly what the seller said about their "bottom line" price so they can use it as leverage during the follow-up. It will allow them to be 100% present. They don't have to look down to take notes, which helps them maintain eye contact and build the trust needed to get a deep discount. The Dispositions Manager will use Offer Market, "Reverse Wholesaling" via Zillow, Facebook Groups (The "Digital REI Club"), Leveraging Other Wholesalers (Co-Wholesaling) to find end buyers and close deals and sign a contract using Dotloop. The Transaction Coordinator will use Open To Close for Automated Workflows. When a contract is uploaded, it will automatically trigger emails to the title company, the seller, and the buyer. The Transaction Coordinator will use Open To Close for breaking down a closing into hundreds of micro-tasks. The Transaction Coordinator will use Google Drive to keep every contract, addendum, and ID organized in one secure folder. All positions will be paid by commission per closed deal, each freelancer will receive $500 per closed deal. There will be 15 closed deals at $20,000 each month. The commission will total out to $10,000 for each freelancer a month. The work schedule will be from Monday to Friday from 9am-5pm Mountain Standard Time (MST) as these are remote positions.
