I need to create an excel-based calculator that allows me to do the following. (the line and cell references below are to the attached file).
I buy a building for the amount in B6.
I rent the building to a tenant for an annual lease totaling B4:V4 (equals annual lease payment).
The amount of my income minus my cost equals my before tax profit (line 7).
I have an amount of tax savings I will add to the model later (line 8).
There is then a total of lines 7 and 8 that equals the Profit After Tax.
I then calculate the IRR of the stream of cash flows from B to V in cell B11.
What this model needs to do is to:
a) allow me to input an IRR target for this investment (e.g. 16.74%).
b) Next, it needs to allow me to input a Year (I added a selection list in A17:A35, for example - inputs will range from 2 to 20).
Then, what the model will calculate is the amount of extra money that I need to charge my tenant to buy the building from me, in the year I input above (line 5). I have input a static number in cell G5 - $617462. If I charge the tenant that amount in addition to their lease payment in G4, then the IRR in B11 will equal 16.67% (cell B11 only IRRs the values from B:G).
I would love this turned around quickly!!
