I need a functional design for an unfinished (recently gutted) 1200sqft basement; attached shows a drawing with dimensions. I would like the following features:
1. Master bedroom with ensuite (shower, toilet and sink) and closet – will have king size bed
2. Utility room (furnace, HWT) in northeast area (does not have to be against the east wall, but will need to be on north wall)
3. Laundry room (washer, dryer, sink, cupboards over washer dryer for storage)
4. Cold room suitable for canned/bottled food storage (at least 100sqft)
5. Rec room
6. Half-bathroom (toilet and sink)
Other notes:
- bathrooms plumbing must be within 5’ of the plumbing stack (see drawing for details)
- the window closest to the stack is a privacy (frosted) window, so this is an ideal spot for the bedroom ensuite or possibly small bathroom
- please take note of the tele-posts (see drawing); they can’t be moved
- please take note of the fireplace (see drawing); probably would have rec room in that area
- laundry room and utility room could be in the same room, but would be nice to have separate if space allowed
- there is a freezer that will need to be put in the basement somewhere; possibly in the cold room if there is space
- ceiling height is 8’
- all walls will be framed with 2x4 (including against inside concrete wall) and 1/2 “ drywall
The renovation is at the point where plumbing and drains must be established before basement concrete is poured, so accuracy is a must.
The chosen design will be judged on use of space in functionality. The goal is to have each of the listed features incorporated into the design without wasted space. Creativity for additional storage space is encouraged.
