Research needed on what are the best vendors and methods to get US real estate listing feeds and foreclosure feeds to build a US real estate portal site. Similar to sites like [url removed, login to view] and HotPads.com. These are NOT MLS listings, but just listings. We are NOT licensed Realtors or Brokers, just building an information site and will have the option for others to list property initially.
Usually this is done via some combination of API or XML feeds. Maybe some combination of IDX feeds and other open source. I need to get to a similar number of listings that FinestExpert has, and tell my development team what to implement.
What are the best bang for the buck? Then, best options to get for low or near low costs.

For foreclosure feeds, what are the options and pros and cons of building an affiliate marketing strategy with sites like [url removed, login to view] or [url removed, login to view] and if this possible and exactly how to do?
For both the listing and distressed assets feeds, what are the pros and cons of getting a direct relationship with sites like RealtyTrac or [url removed, login to view] or others, vs. just some free API or other option? What is the best option and why? May also involve bulk syndicators like [[url removed, login to view]][1] or [[url removed, login to view]][2] but not sure, this is why I need the research done, and done ASAP.
