I am looking for an architect to create stamped architectural plans (Alaska) for a residential building I am planning to construct in the modern style. This project requires designing the building plans and working with a prefab steel arch structure to create an ADU (garage down, apartment up). We will work with the municipality here to obtaining a building permit and any other necessary approvals, and other related activities. We would need assistance with any revisions if require during the approval process. The estimated square footage of the apartment is between 800 -1200 sq ft and I am looking for a professional who can ensure the plan is compliant with local bylaws and meets the highest standards of architectural design and safety. The company we will contract with for the prefab structure can provide assistance and approved plans the foundation design and the prefab structure. We will likely need assistance to ensure that a heated flooring system in properly included in the garage plans. We are interested in the idea of a “utility core” for less linear feet of venting/wiring/piping. I have included some inspirational images that I hope convey some of our ideas. Details of note: - We have included a preliminary drawing of the structure from Steel Master. It illustrates what we are thinking for the height and width. Depth TDB. - We are limited to 30’ W due to set backs. Depth is likely limited to 40’ish based on lot coverage restrictions and preferences but if possible we would like to build a bit deeper. Height can be customized, the example included meets municipal height restrictions. The taller the structure the more expensive. However, we want to provide a light airy feeling in the unit and have the garage accommodate larger vehicles (and in a dream world a camper). - Lot is flat. - The steel arch can easily accommodate the snow load requirements for Anchorage, AK (40). - The prefab will not include end walls, we prefer to have them designed for maximum light penetration and views. - Access would be from an alley. - Lower level to include as much garage space as possible with one side for the tenant (1 car) and the larger side for the house on the main house (2 car). - Lower level should also include an entrance and closet with bench and plenty of coat/shoe storage. - We believe 2 bed/2 bath reasonable. Bedrooms north facing with open living/dining/kitchen/deck south facing. - We want to minimize the need for any side venting, windows, doors and utilize the end walls for any of those requirements.
