Project Description: Duplex Conversion in Hennepin County Seeking architect for simple staged work project. *First stage is for a paid consultation: -Discuss options for extensions and internal renovation of existing single dwelling in Hennepin county with the view to potentially creating a boarding house or conversion to a duplex or ADU. All options to be addressed at the consultation stage. *Second stage, Design and submit building plans to City of Minneapolis. Overview: - I am looking for a skilled architect to help design a duplex conversion project in Hennepin County. - The property is currently in need of major renovations. - I am looking to keep the existing footprint of the existing residential house but extend up to a second level. See attached images. - I am looking to build a large garage with living quarters above either under the provisions of ADU or potentially seek to have the entire house and second dwelling meet either Duplex code or a boarding house. All options to be explored with the appropriate design. Design Preferences: - I have specific ideas and preferences for the conversion design. - I would like to collaborate with the architect to discuss and refine these ideas using modern designs/materials. Timeline: - The timeline for the conversion project is moderate, with a target completion timeframe of 3-6 months. - I am looking for an architect who can efficiently help design and submit plans to the City of Minneapolis within this timeframe. Skills and Experience: - Prior experience in property renovations and conversions is required. - Strong knowledge of building codes and regulations in Hennepin County is essential. - The architect can be a recent graduate (in the last 5 years) but must have sound knowledge of the appropriate building and zoning codes/rules.
